9 Great New York City Starter Homes



What does a "starter home" look like in New York City? In other cities, that may mean spending a modest amount of money on a single-family home; here, that's … probably not the case. But there are still deals to be had for young (or not-so-young) first-time buyers who want to own a piece of NYC—if you know where to look.

We set out to find great starter homes in the city, covering a wide swath of what's available in New York right now. And in a break from the last time we looked at starter homes, every single property featured here is asking under $500,000—which is reasonable since, according to a recent StreetEasy study, the typical first-time buyer can afford up to $524,000 in NYC.


1 6300 Riverdale Ave, #6B

There's a reason that Riverdale was dubbed NYC's best neighborhood for first-time buyers: the apartments are nice, and they’re quite affordable. This co-op is a perfect example; asking $220,000, this one-bedroom, one-bathroom is a short walk from the Metro North connection and offers up a decent amount of space at 700 square feet. French doors separate the entry foyer from the living/dining area, and the bedroom is spacious enough to fit a queen-sized bed and some extra furniture.

2 214 Bradhurst Avenue, #15

This two-bedroom in Harlem has been updated to include an open layout, stainless steel appliances, and butcher block countertops. The kitchen also comes with a dishwasher and a washer/dryer. Both bedrooms—that’s right, there are two—are decently sized. It’s asking $389,000 (though it is a restricted sale) with a monthly maintenance fee of $705.

In Astoria, a prewar one-bedroom apartment has been updated with high-end appliances and classic finishes. The renovated kitchen comes with white shaker wood cabinets as well as Fischer Paykel and Bosch appliances. The updated bathroom includes a Duravit sink and basket-weave flooring. A few major pluses: the apartment comes with its own washer and dryer as well as access to common outdoor space. It’s asking $465,000 with $460 in monthly maintenance.

Because there are folks who’d consider a studio as a starter home if it means living in Manhattan, here’s this (actually quite charming) apartment in Tudor City for $300,000. It’s located on the eighth floor of 25 Tudor City Place, and while the apartment itself is short on space, it has some nice features—big windows with northern exposures, built-in bookshelves, etc. Monthly maintenance comes in at just under $1,000.

5 105-20 66th Avenue, #5E

This apartment in Forest Hills comes with the major plus of access to parking, either indoor or outdoor, for $175 or $125 per month. It also looks relatively spacious, with a separate kitchen, a roomy master bedroom and a smaller second bedroom that can be used as an office or a nursery. The apartment also has the benefit of being a corner apartment, meaning its bathroom is also windowed. It’s asking $319,000 with a monthly maintenance fee of $714.

Although this East Village co-op has been updated, its asking price is a reasonable $435,000. (Caveat: It’s a restricted sale, meaning buyers must fit within certain income criteria.) The kitchen has butcher block countertops, open shelving, a subway tile backsplash, and penny tile floors. The bathroom goes unpictured, but the listing notes it was also recently updated. A portion of the apartment’s bedroom has been converted into an office space, but can easily be converted back.

This studio in a pet-friendly Cobble Hill co-op may be petite, but the work’s already been done. It comes with a new kitchen—including a dishwasher!—and built-in shelving. The exposed brick wall is the stuff of New York living fantasies, offsetting the slightly older bathroom. This one’s asking $395,000.

In Crown Heights, $489,000 buys a newly renovated duplex studio in a boutique development. The apartment’s lower floor is windowless, meaning it can’t be considered a legal bedroom. It could, however make a fine home office or space for extra storage. It’s also where the washer and dryer are found. Upstairs, the kitchen is decked out with a Bertazonni range and hood. One thing to note: the photos included with the listing are of the development’s model unit.

In residential Bay Ridge, a one-bedroom, one-bathroom co-op is on the market for $269,000. The apartment is prewar, but its kitchen has been opened up to the rest of the living space making the apartment feel larger than its 600 square feet. The monthly maintenance fee is relatively low here, too, at $578.
